Chimney surveys for homes and businesses in Coombe Hill
Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you’re worried about signs that a stack is leaning and eroded joints in the brickwork, we can find out what’s behind it, on chimney pots and cowls, shared and party-wall stacks and chimney breasts alike.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Coombe Hill has one, it needs checking from somewhere that can actually see it.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips that help
Nothing here needs a ladder. Our suggestions:
- Ask for ventilated caps on redundant stacks
- Use a Gas Safe registered engineer for gas appliances
- Never climb onto the roof to look at a chimney
- Keep the report to compare against at the next survey
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.
Signs you need a chimney survey in Coombe Hill
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
These are some of the problems a survey can pick up:
- Bricks with flaking faces
- Disused chimneys trapping moisture
- Flaunching that has broken away
- Lifted or split lead flashings
If you own a rental within reach of Norbiton station, the gap between tenancies is a good time to have the roof looked at.

How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we’re there. From the street, a London terrace usually shows only its front slope or parapet, so in Coombe Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- Tell us about parking before the day

What a chimney survey does not cover
A survey is a proper look at the chimney stack, but it cannot do everything. The main limits are:
- Whether a gas appliance or its flue is safe
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What a chimney survey looks like in Coombe Hill
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Coombe Hill has a long history of building, with Pembroke Lodge about 1.5 miles north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St John the Baptist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Robin Hood Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
