Pre-purchase roof surveys for homes and businesses in Coombe Hill
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. You get a photo-illustrated written report. Typical surveys look at blistered or split felt on a flat roof and chimney mortar that has eroded, on chimney stacks, gutters and downpipes and clay and concrete tiles.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Coombe Hill or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours for most houses, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

What else we do in Coombe Hill
When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- What’s under the slates, tiles or felt
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What you can safely check yourself
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Why get it checked now?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, so it can fit around a tight timetable. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Common roof problems in Coombe Hill
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Common reasons to book include:
- Gaps where slates or tiles have come loose
- Cracked flaunching or crumbling chimney pointing
- A ridge or slope that dips
- Worn or lifted lead flashings
If you own a rental within reach of Norbiton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Common questions in Coombe Hill
How do I find out if my home in Coombe Hill is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Coombe Hill?
It depends on the street. If Coombe Hill has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Will you need to get into the loft?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.
