Electronic leak detection for homes and businesses in Aldgate
ELD can be carried out in more than one way. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we’ll tell you at the outset. We survey roof terraces and balconies, commercial flat roofs and liquid-applied waterproofing, and the problems we are asked to look at most are new membranes needing a check before handover and holes left by work on the roof.
On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Aldgate, the flat roof is frequently a shared part of the building.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Check trades protect the waterproofing
- Keep outlets clear of debris
- Get leaks traced quickly
- Test new membranes before covering them
After your roofer repairs the breaches, a retest can confirm them if the build-up allows.
Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Leave it or get it looked at?
Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. In Aldgate, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What else we do in Aldgate
The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We check that the membrane and build-up suit electronic leak detection.
- The testing method is chosen to suit the membrane and build-up.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photos in a report for your roofer.
Before the survey
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Clear the way to the loft hatch

Electronic leak detection around Aldgate
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Within a mile and a half or so of Aldgate there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you live in an older home near St James Duke's Place, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like The Aldgate School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you run a business near Gabriel's Wharf, a flat roof over a business is out of sight and out of mind until it leaks.

Common questions in Aldgate
Do you look at commercial flat roofs near Aldgate, such as hotels?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
Is my home in Aldgate listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Landlord and commercial surveys in Aldgate
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
