How the survey changes by roof type

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

About our pre-purchase roof survey in Kenton

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We are often asked to look into worn or lifted lead flashings and slipped or missing slates and tiles, on flat-roofed extensions and dormers, gutters and downpipes and chimney stacks.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Kenton or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease typically says who looks after the roof.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Why it’s worth a survey now in Kenton

Without a survey, you’re relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. In Kenton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Show us where any leaks or stains appear

Advice

Honest limits

In fairness, a roof survey has limits:

  • The condition of the rest of the house (that’s a RICS home survey)
  • A structural engineer’s report
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.

FAQs for Kenton

Is drone flying allowed in Kenton?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Does a conservation area affect roof work in Kenton?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the roof space.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Buying a home or a new roof in Kenton

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Headstone Manor, about 2.2 miles west, show how far back building in the area around Kenton goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Landlords with a home close to Kenton station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For a London address like Kenton, it is useful to know about controlled parking before the day. The streets around a church like Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
