Need a thermal roof survey in Swiss Cottage?

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor
  • A structural engineer’s assessment

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Commercial roofs

Thermal roof survey in Swiss Cottage: what you get

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. Common reasons to book are areas of a flat roof that may hold water and damp that repairs haven’t cured, across flat roofs, pitched roof slopes and insulated roof spaces.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Swiss Cottage is checked before any drone flight, and permission is never taken for granted.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Surveys for landlords and agents in Swiss Cottage

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • Basic, Standard or Premium

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a visit in Swiss Cottage, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away

Advice

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Swiss Cottage questions

Is drone flying allowed in Swiss Cottage?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Is parking a problem for a survey in Swiss Cottage?

Sometimes, yes. If Swiss Cottage has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How do I arrange a thermal roof survey in Swiss Cottage?

Just phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you need a thermal roof survey in Swiss Cottage?

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.

People usually book a survey after spotting one of these:

  • Ceilings that feel colder in places
  • Missing or slipped insulation
  • Heat escaping through the roof
  • Damp where roofs meet walls and chimneys

For a London address like Swiss Cottage, it helps to know about controlled parking before the day, along with any off-street space.

What a good roof survey covers

What a thermal roof survey looks like in Swiss Cottage

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Swiss Cottage has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.

If you look after a shop, office or commercial unit, for instance near O2 Centre, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like The UCL Academy will know that big roofs are where aerial photos and thermal images show the most at once.
