Thermal roof survey in Haverstock: what you get

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We survey ceilings below the roof, loft conversions and insulated roof spaces, and people most frequently book us about heat escaping through the roof and gaps in loft insulation.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Haverstock as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Prices for thermal roof surveys in Haverstock

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

Booking your survey

Before you get in touch, it’s useful to have:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode

Signs you need a thermal roof survey in Haverstock

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

Typical things we are asked to look at include:

  • Damp patches with no obvious cause
  • Areas of a flat roof that may hold water
  • Gaps in loft insulation
  • Leaks far from where the stain appears

Anyone responsible for a site like Fine Arts College will know that a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • Are they insured for the work?

What a roof survey includes

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. From the street, a London terrace usually shows only its front slope or parapet, so in Haverstock we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear
  • Keep pets out of the way during the survey

Arrange a survey

A quick phone call is normally the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep dated photos of any marks on ceilings
  • Move stored items away from the loft hatch
  • File the images with your roof records
  • Clear leaves from outlets and gutters each autumn

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Haverstock: your questions answered

Does a conservation area affect roof work in Haverstock?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Haverstock?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

Landlord and commercial surveys in Haverstock

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Thermal roof surveys in Haverstock: local notes

Within a mile and a half or so of Haverstock there are several hotels. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Haverstock is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. A roof leak in a hotel or guest house around Haverstock means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.
