Landlord roof survey in East Finchley: what you get
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. If you’ve noticed blocked gutters over flats and mortar falling from ridges and verges, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in East Finchley has one, it needs checking from somewhere that can actually see it.
We keep jargon out of it: if work is needed, the report says so clearly.

What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Legal advice on leases or service charges
- Roof areas we weren’t given access to
- The rest of the building, as a RICS Level 2 or 3 survey would
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Why it is worth a survey now in East Finchley
Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why us?
- Customer satisfaction of 98%
- CAA-registered drone operator (Flyer ID and Operator ID)
- Thermal imaging and drones used where they help
- Visits on any day of the week

Your questions about landlord roof surveys in East Finchley
Can a landlord with a rental near New Southgate station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in East Finchley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you survey roofs shared between flats?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.
Will you go up on the roof?
Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Is the report suitable for a maintenance plan?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for a house, and longer for a block or a building with several roofs. Surveys in East Finchley can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches

Landlord roof surveys around East Finchley
The wider area around East Finchley has a long history of building, with Heath Hall about 1.1 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For landlords with property near New Southgate station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces like Lyttelton Playing Fields can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Holy Trinity CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
