About our roof survey in Brondesbury
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed lifted, split or missing lead flashings and worn or blocked valleys, a survey will tell you what’s going on.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Brondesbury are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

What a roof survey looks like in Brondesbury
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Brondesbury has a long history of building, with Fenton House about 1.5 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Brondesbury station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like North West London Jewish Day School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Leave it or get it looked at?
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. In Brondesbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What we look for on each type of roof
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Common questions in Brondesbury
Does a conservation area affect roof work in Brondesbury?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Brondesbury station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A full building survey of the property
- An exact number of years the roof has left
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Chimney stacks
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Lead flashings
- Natural slate
- Clay and concrete tiles
Signs you need a roof survey in Brondesbury
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
Look out for signs like these:
- Loose ridge or hip tiles
- Slipped, cracked or missing slates and tiles
- Cracked or blistered flat roof coverings
- Leaning or weathered chimney stacks
If you live in an older home near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor

- What the survey will not cover
- Their track record with similar roofs
- Whether VAT is added on top

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a typical home, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Brondesbury we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Let us know about parking near the property
- If you are buying, check with the agent that we can get in
- Keep pets out of the way during the survey
