Roof survey in Beddington: what you get
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, chimney stacks and ridges, hips and valleys, and the problems we are asked to look at most are valley linings that have cracked or split and ridge tiles that have lifted or moved.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Beddington, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most houses, and about three to four hours for a commercial roof. You are welcome to ask questions while we are there. From the street, a London terrace usually shows only its front slope or parapet, so in Beddington we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a photo-illustrated written report and recommendations.

Advice
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Do not climb onto the roof yourself
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Mention any damp patches when booking
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
Roof surveys around Beddington
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Addington Palace, about 4 miles east, is one of the historic houses in the wider area around Beddington. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If your home is one of the older ones in the streets near Parish Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Waddon station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Centrale Croydon may find that a dated report on the roof is useful for planning and for any lease discussions.

What a roof survey doesn’t cover
In fairness, a roof survey has limits:
- Walls, floors and services below the roof
- Faults hidden behind ceilings or boarding
- A promise that the roof will not leak in future
If in doubt, call 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

Your questions about roof surveys in Beddington
Does a conservation area affect roof work in Beddington?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you fly a drone over a roof in Beddington?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
How we price roof surveys
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- The number of roofs, including extensions and garages
- Roof area
- The shape of the roof and its details
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Helping us price your survey
You do not need to know any roofing terms. Just let us know:
- Any photos you have, taken from ground level or a window
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, ring 07833 053749 or email us.
