Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Roof surveys for homes and businesses in Cheam

We survey roofs in Cheam and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or drop us an email. We survey clay and concrete tiles, lead flashings and natural slate, and people most often book us about debris building up in roof valleys and blocked, sagging or leaking gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • How big the roof is
  • Any need for thermal images or a drone flight

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or send us an email.

What a roof survey looks like in Cheam

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1 mile north-west lies Nonsuch Mansion, a reminder of how long the area around Cheam has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Andrew: its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Howell Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Cheam station, the gap between tenancies is a good time to have the roof looked at.

Cheam is about 1 mile south-west of Sutton, in Greater London. We provide roof surveys for homes and businesses in Cheam. Our area takes in places right across Greater London. There’s also a page for London.

Postcode districts we cover here for roof surveys: SM2, SM3 and SM1. Whether your property is on Wray Road, York Road and The Avenue or anywhere close by, we can survey it. We also cover the places around Cheam: Belmont (1 mile south-east), Cuddington (1 mile north-west), North Looe (1 mile south-west), North Cheam (2 miles north) and Nork (2 miles south). Within a short drive, we also cover London (12 miles north-east), City of Westminster (12 miles north), Marylebone (12 miles north), Kensington (11 miles north), St Pancras (13 miles north) and Shoreditch (14 miles north-east).

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Find records of any re-roofing or repairs
  • Tell us about any leaks or stains you’ve seen
  • Move stored items away from the loft hatch
  • Leave roof access to professionals

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

FAQs for Cheam

How do I find out if my home in Cheam is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Cheam station?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Do you work in Cheam?

Yes, we do. We carry out roof surveys in Cheam, and the service is the same as everywhere else we work.

How long does the visit take?

The visit typically takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • A full building survey of the property
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for most homes, depending on how many separate roofs there are. In Cheam, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered
