Roof survey in Hooley, Greater London
Get a clear view of the roof at a property in Hooley. We visit on weekdays and at weekends.
- Gutters that overflow in heavy rain
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for most houses, and longer for a large or complex roof. For a visit in Hooley, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey

How a roof survey works in Hooley
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey ridges, hips and valleys, lead flashings and the roof space, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and lifted, split or missing lead flashings.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Hooley, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Why get it checked now?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan.
Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
What we cannot see
To be straight with you, there are limits to any roof survey:
- Structural calculations (that’s a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A promise that the roof won’t leak in future
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.
What we check
- Chimney stacks
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Clay and concrete tiles
- Natural slate
- Lead flashings
Hooley homes and their roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For an older house near a landmark such as Church of St Margaret, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Shabden Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Hooley questions
How do I find out if my home in Hooley is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is drone flying allowed in Hooley?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you cover Hooley?
Yes. We survey roofs in Hooley and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or use the contact form.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Do you need a roof survey in Hooley?
Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.
Look out for signs like these:
- Standing water on a flat roof
- Valley linings that have cracked or split
- Gutters that overflow in heavy rain
- Water stains on rafters and ceiling joists
Take a building like Coulsdon Sixth Form College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- When you will get the report
- Will they check the loft as well as the outside?
- Will the report include photos?
What affects the cost of roof surveys
Prices vary from roof to roof, for these reasons:
- Basic, Standard or Premium
- Height and safe access
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for the job before booking.
