Thermal Roof Survey in Hooley
Find out what’s going on with the roof before you spend money on it. We carry out thermal roof surveys in Hooley, with photos and a clear written report.
- Ceilings that feel colder in places
- Patches of heat loss across the roof
- Damp patches with no obvious cause
What a thermal roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Hidden layers that need to be opened up to check
- A formal energy assessment
- A structural engineer’s assessment
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

How a thermal roof survey works in Hooley
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. If you’ve noticed wet areas near outlets and upstands and damp around chimneys and parapets, we can find out what’s behind it, on commercial roofs, flat roofs and pitched roof slopes alike.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Tell us about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about thermal roof surveys in Hooley
Is my home in Hooley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can parking be tricky for a visit in Hooley?
It depends on the street. If Hooley has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Does thermal imaging work on slate and tile roofs?
It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How the survey changes by roof type
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there’s safe access.

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.
The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Hooley moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.

Related advice
What happens if roof problems are left?
For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

Drones, thermal imaging and Hooley roofs
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Coulsdon Sixth Form College, big roofs are where aerial photos and thermal images show the most at once.

When to book a survey in Hooley
Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that’s moving quickly.
Here are some of the things we see frequently:
- Possible trapped moisture under a flat roof covering
- Heat escaping through the roof
- Cold spots on ceilings under the roof
- Missing or slipped insulation
For a London address like Hooley, it’s useful to know about controlled parking before the day.
