What a thermal roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Insulation values or heat loss calculations
  • What’s inside walls or under coverings, without opening up
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Insulated roof spaces

How a thermal roof survey works in Gatton

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We survey commercial roofs, pitched roof slopes and flat roofs, and people most frequently book us about water getting in at parapets and stacks and leaks that are hard to trace.

Older buildings in small places like Gatton may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Pitched slate and tile roofs

Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Common roof problems in Gatton

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

It’s worth booking a survey if you’ve seen:

  • Possible trapped moisture under a flat roof covering
  • Areas losing heat at the eaves and junctions
  • Thin or uneven insulation in the roof
  • Damp where roofs meet walls and chimneys

If your home is one of the older ones in the streets near St Andrew's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • What’s outside the scope of the survey
  • When you’ll get the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?

What to expect from a roof survey

Drones, thermal imaging and Gatton roofs

Gatton is about 2 miles from the edge of the flight restriction zone around Redhill Aerodrome. If your survey includes the drone, we check the exact boundary for the address before flying. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If you run a business near The Belfry, large commercial roofs are often easiest to see by drone or thermal camera. If you look after a building such as Lime Tree Primary School, big roofs are where photos from the air and thermal images show the most at once.

Gatton is about 2 miles north of Redhill, in Surrey. Bookings from Gatton are handled just like any other: get in touch, agree the price and pick a day. Across Surrey, we cover Gatton and the places around it. There is also a page for Crawley.

We also cover the places around Gatton: South Merstham (1 mile east), Holmethorpe (1 mile south-east), Merstham (1 mile north-east), Mugswell (1 mile north-west) and Redhill (2 miles south). Questions from Gatton

Is Gatton within the area you cover?

Yes, Gatton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Gatton listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or drop us an email.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Gatton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at

Surveys for landlords and agents in Gatton

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Tips that help

Small things make a difference. Our tips:

  • Keep the heating on as usual before a heat loss survey
  • Keep a record of when stains appear
  • Ask us about the forecast if rain is expected
  • Leave the roof to people with safe access

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
