Common questions in Gatton
Can you fly a drone over a roof in Gatton?
Usually it comes down to two things: the airspace at the address and the weather. Gatton is about 2 miles from the edge of the flight restriction zone around Redhill Aerodrome. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Is Gatton within the area you cover?
Yes, Gatton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long will you be at the property?
The visit usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Will you climb onto the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Pre-purchase roof surveys for homes and businesses in Gatton
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey the roof space, gutters and downpipes and flat-roofed extensions and dormers, and common reasons people get in touch are damp timbers or stains in the loft and bitumen or mortar used in place of proper repairs.
Older buildings in small places like Gatton may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Gatton homes and their roofs
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
For landlords with property near Merstham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Gatton is about 2 miles north of Redhill, in Surrey. In Gatton, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey. Our Crawley page covers surveys nearby.

Common roof problems in Gatton
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from the ground.
People usually book a survey when they’ve noticed one of these:
- Blistered or split felt on a flat roof
- Cracked flaunching or crumbling chimney pointing
- Blocked or leaking gutters
- Roof slopes that look uneven or sagging
If you live in an older home near St Andrew's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- Are they insured for the work?
- Their report turnaround times
- Which viewpoints they use to see the roof
- Whether any drone flown is registered with the CAA
Leave it or get it looked at?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Where a roof is exposed, as many are in small places like Gatton, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Checking the roof from ground level
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Gatton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

Roof by roof
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
What a pre-purchase roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How a seller will respond, or what the house is worth
