How a roof survey works in Chaldon
Our roof surveys cover Chaldon and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or use the contact form. We survey chimney stacks, the roof space and natural slate, and common reasons people get in touch are ridge tiles that have lifted or moved and water stains on rafters and ceiling joists.
In a village or hamlet like Chaldon, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Local roofs in Chaldon
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Shop and office owners around The Belfry may find that a dated report on the roof is useful for planning and for any lease discussions. Homes near green spaces such as Kitchen Copse can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Your questions about roof surveys in Chaldon
Does a conservation area affect roof work in Chaldon?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Chaldon within the area you cover?
Yes, Chaldon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
How long does the visit take?
The visit normally takes an hour or two for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you go up on the roof?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
How do I arrange a roof survey in Chaldon?
Simply phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.
What we look for on each type of roof
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Why it’s worth a survey now in Chaldon
If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. Where a roof is exposed, as many are in small places like Chaldon, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Why us?
- Surveys seven days a week
- 98% of clients satisfied

Do you need a roof survey in Chaldon?
Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
Look out for signs like these:
- Cracked mortar along the ridge
- Valley linings that have cracked or split
- Standing water on a flat roof
- Crumbling chimney pointing or cracked flaunching
For landlords with property near Caterham station, a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Whether the price includes VAT
- What the survey will not cover
- What the report includes, and whether it has photographs
- Whether they hold professional indemnity and public liability insurance
What a roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof won’t leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

What a survey costs
When we price a survey, we consider:
- Height and safe access
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- If the survey needs thermal imaging or a drone
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.
Getting in touch
Getting the details right at the start saves time. Please include:
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.
What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Chaldon can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.

- Your report arrives by email, with recommendations prioritised by urgency.
