New roof snagging in Chaldon: what you get
Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We survey loft conversions and dormers, flashings and valleys and ridges and verges, and the problems we’re asked to look at most are offcuts and broken tiles left behind and vents that weren’t fitted or are covered.
Being in a small place like Chaldon makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Chaldon questions
Does a conservation area affect roof work in Chaldon?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Chaldon within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
How much is new roof snagging?
Prices start from £150, including VAT. The price depends on the size of the roof and the access. To get a price, ring 07833 053749 or send us an email.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Prices for new roof snagging in Chaldon
Our packages start from £150, inc. VAT. The price for your roof depends on:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- Which survey package you book
- Extensions, dormers and garages with roofs of their own
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
- How the loft is reached, if there is one
- Where the property is, with the postcode
To book a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.
How the survey works
The visit has one job: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building. In a small place like Chaldon, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- The loft space and the rest of the property are checked for problems.
- Snags are listed in a report with photographs.
Before the survey
- If you’re buying, let the agent know when we are coming
- Let us know about parking near the property
- Find any records of previous roof work

Advice
Landlord and commercial surveys in Chaldon
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

What new roof snagging looks like in Chaldon
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
For an older house near a landmark such as Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Caterham station, a roof report gives you a clear picture before you buy or settle up with a roofer.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
Why act early in Chaldon
A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. Older cottages and farmhouses around Chaldon can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
