About our new roof snagging in Nutfield
The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. If you are worried about missing or blocked roof ventilation and offcuts and broken tiles left behind, we can find out what’s behind it.
For a small place like Nutfield, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How the roof will perform for years to come
- Settling a dispute with your roofer or builder
- Estimates of what fixes will cost
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.
What this survey covers
- Flashings and valleys
- New flat roofs
- Loft conversions and dormers
- Ridges and verges
- New-build homes
- Replacement roofs
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Nutfield questions
Do you cover Nutfield?
Yes, Nutfield is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Is my home in Nutfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Does the weather affect the survey?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
What do you check on a new roof?
Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What affects the cost of new roof snagging
All our prices include VAT. The things that change the price are:
- The height of the building and how the roof can safely be seen
- The roof’s overall size
- Whether it is a home or a commercial building
- The use of thermal imaging or a drone
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
You do not need to know any roofing terms. Just tell us:
- The reason for the survey, such as buying, a leak or storm damage
- Any marks or damp showing indoors
- Dates you are working to, such as exchange
- The kind of building and roof involved
To book a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.
Surveys for landlords and agents in Nutfield
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Nutfield, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The loft space is looked at where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it is shared
How to book

Local roofs and buyers in Nutfield
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Do you need new roof snagging in Nutfield?
Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.
A survey makes sense if you’ve noticed:
- Poorly finished verges
- Tiles or slates sitting out of line
- Cracked mortar at the ridge or hips
- Debris left in gutters or valleys
For an older house near a landmark like Church of St Peter and St Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- Whether you can ask questions once you have the report
- Their track record with similar roofs
- What’s outside the scope of the survey
- Whether they hold professional indemnity and public liability insurance
