Your questions about chimney surveys in Nutfield

Do you cover smaller places like Nutfield?

Yes. Nutfield is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Nutfield?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Why is my chimney breast damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Chimney survey in Nutfield: what you get

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We are often asked to look into pots or cowls that look unsafe and a stack that appears to lean, on brick chimney stacks, chimney pots and cowls and lead flashings.

Some older homes in villages like Nutfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Nutfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Chimney surveys around Nutfield

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Shop and office owners around The Belfry may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Homes near green spaces such as Nutfield Marshes can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Nutfield Church CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

How we price chimney surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The size of the roof
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

Before you get in touch, it’s useful to have:

  • Where water is showing inside, if it is
  • The type of building and roof, like pitched or flat
  • Your postcode, so we can check access and travel
  • What’s prompted the survey

Photos help, if you have them. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or send us an email.

What a chimney survey does not cover

In fairness, there are limits to any roof survey:

  • The inside of the flue, which needs a sweep or flue specialist
  • Gas safety checks, which need a Gas Safe registered engineer
  • Conditions inside walls

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Flaunching

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.
