Questions from Nutfield

Do you cover smaller places like Nutfield?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Nutfield?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just phone 07833 053749 or email us for a price.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Gutter survey in Nutfield: what you get

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into water spilling over the gutter edge and leaks at the gutter joints, on parapet and box gutters, fascias and soffits and outlets and hoppers.

Older buildings in small places like Nutfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Gutter surveys around Nutfield

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Take a building like Nutfield Church CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Nutfield Marshes shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Why it’s worth a survey now in Nutfield

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Around Nutfield, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we do, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Nutfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Jot down any questions you want answered
  • Tell us about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Check the loft with care after heavy rain
  • Book gutter clearing once a year, more often near trees
  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed

You receive a report with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Common roof problems in Nutfield

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Common reasons to book include:

  • Gutters packed with leaves or moss
  • Downpipes that are split or coming away
  • Overflowing valley or parapet gutters
  • Sagging gutters and loose brackets

If you look after a shop, office or commercial unit, for instance near The Belfry, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • Which limits apply to the survey
  • Whether you get a written report with photos
  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
