Nutfield Flat Roof Survey
Flat roof surveys in Nutfield and the rest of Surrey. Surveys run on weekdays, Saturdays and Sundays.
- Gaps at upstands and abutments
- Loose or cracked edge trims
- Blistering in felt or asphalt
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Flat roof survey in Nutfield: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at failed upstands where the roof meets a wall and splits, cracks and crazing, on mastic asphalt, single-ply membranes and upstands and outlets.
Older buildings in small places like Nutfield may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
We keep jargon out of it: where something needs attention, it says so plainly.

What a flat roof survey looks like in Nutfield
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to Church of St Peter and St Paul: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Nutfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Nutfield Church CofE Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Roof by roof
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
What we cannot see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Asbestos testing, which needs a specialist asbestos surveyor
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What we do, step by step
The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. Rural addresses near Nutfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
How to prepare
- Leave side gates unlocked
- Keep pets out of the way during the survey
- Clear the way to the loft hatch
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Your questions about flat roof surveys in Nutfield
Do you carry out roof surveys in Nutfield?
Yes. We work right across London and the South East, and Nutfield is part of that. Just ring 07833 053749 or email us and let us know about the property.
Is Nutfield within the area you cover?
Yes, Nutfield is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How do I arrange a flat roof survey in Nutfield?
To book, ring 07833 053749 or email us and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.
Why act early in Nutfield
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Nutfield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
