Flat roof surveys in Earlswood

Flat roof surveys for homes and businesses in Earlswood

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about blistering in felt or asphalt and water getting in at rooflights, we can find out what’s behind it, on mastic asphalt, upstands and outlets and EPDM rubber alike.

Around a smaller place like Earlswood, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in Earlswood, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Jot down any questions you want answered
  • Buyers: confirm access with the estate agent or seller

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or drop us an email.

Advice

Common questions in Earlswood

What do I need to do before a survey in Earlswood?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Is Earlswood in the area you cover?

Yes, Earlswood is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you need a flat roof survey in Earlswood?

The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

These are some of the problems a survey can pick up:

  • Pools of water lying on the roof
  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Water getting in at rooflights

Landlords with a home close to Earlswood (Surrey) station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • Will the report include photos?
  • What the survey won’t cover

What a good roof survey covers

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.
