Flat roof surveys for homes and businesses in Salfords
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed pools of water lying on the roof and water getting in at rooflights, we can find out what’s behind it, on mastic asphalt, felt flat roofs and GRP fibreglass alike.
In a small place like Salfords, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlords, agents and block managers in Salfords
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
How the survey changes by roof type
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.
Flat and commercial roofs around Salfords
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take a building like Salfords Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Christ the King: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Signs you need a flat roof survey in Salfords
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Things that often lead to a survey include:
- Ponding water that does not drain away
- Failed upstands where the roof meets a wall
- Blocked or damaged outlets
- Signs of deflection in the roof deck
If you run a business near The Belfry, flat roofs over shops and units are easy to forget until water comes through a ceiling.
What to check before booking
- Which limits apply to the survey
- Are they insured for the work?
- What the report includes, and whether it has photographs
- Whether the price includes VAT
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Limit foot traffic on the covering
- Check ceilings under the roof for damp patches
- Treat rooflights and old sheeting as fragile
- Check that new brackets or units haven’t damaged the covering
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
Common questions in Salfords
Is Salfords within the area you cover?
Yes. Salfords is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Is my home in Salfords listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Does the survey cover asbestos?
We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What we can’t see
We only report whatever is safely visible on the day, so there are some things a survey can’t cover:
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
- A structural engineer’s assessment of the deck
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. The full list of what we check.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Salfords, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before we arrive
- If you are buying, check with the agent that we can get in
- Have keys ready for side gates, garages or roof access doors
- Leave a clear route to the loft
