How a pre-purchase roof survey works in Chaldon
A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. We survey clay and concrete tiles, natural slate and chimney stacks, and the problems we’re asked to look at most are a ridge or slope that dips and gaps where slates or tiles have come loose.
Somewhere as small as Chaldon, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Local roofs and buyers in Chaldon
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.
For landlords with property near Caterham station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of St Peter and St Paul, the roof may have had decades of patch repairs, and the survey shows where they are.

Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof

Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Is a roof survey worth having alongside a home survey?

Surveys for landlords and agents in Chaldon
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Why it’s worth a survey now in Chaldon
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
What you get with us
- Prices that include VAT
- Visits on any day of the week
- 5,000+ roofs surveyed
- Every finding written up with photos
What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Chaldon can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Clear the way to the loft hatch
- Note where any stains or damp appear
- For flats, make sure roof access has been agreed
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.
