Roof surveys for Upper Walthamstow homes and businesses

Roof surveys for homes and businesses in Upper Walthamstow

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’re worried about worn lead at chimneys and abutments and debris building up in roof valleys, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Upper Walthamstow as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Upper Walthamstow runs like any other.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Common questions in Upper Walthamstow

Do you survey roofs for landlords with property near Wood Street station?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.

Is my home in Upper Walthamstow listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Upper Walthamstow?

Yes. We survey roofs in Upper Walthamstow and the rest of Greater London, as part of our work across London and the South East. For a price, phone 07833 053749 or drop us an email.

How do I arrange a roof survey in Upper Walthamstow?

To arrange a survey, ring 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Mention any flat roofs as well as the main roof
  • Look for debris in the garden after high winds
  • Keep the report with your property records
  • Move stored items away from the loft hatch

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

How the survey changes by roof type

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.

Why it is worth a survey now in Upper Walthamstow

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Any roof job in Upper Walthamstow means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Landlord and commercial surveys in Upper Walthamstow

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roofs, chimneys and gutters in Upper Walthamstow

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Upper Walthamstow is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live near a park like Lloyd Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like The Woodside Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around 17 & Central may find that a dated report on the roof is useful for planning and for any lease discussions.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
