Roof survey in Woodcote Green: what you get

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed flashings that have come away from the wall and valley linings that have cracked or split, we can find out what’s behind it, on natural slate, chimney stacks and lead flashings alike.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Woodcote Green, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for a house, and longer for a large or complex roof. You are welcome to ask questions while we’re there. From the street, a London terrace typically shows only its front slope or parapet, so in Woodcote Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Let us know where we can park nearby
  • Agree roof access with the managing agent if it’s shared

What we cannot see

It helps to know what a survey won’t do before booking:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we check

  • The roof space
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys

Roof surveys in Woodcote Green: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Reedham (London) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for instance near St George's Walk, a roof report helps plan work around trading rather than after a leak. If you own one of the older houses in the streets near St. Patrick's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • The roof’s overall size

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Your timetable, such as an exchange date
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block

Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Find records of any re-roofing or repairs
  • Photograph stains when they appear
  • Tell us about any leaks or stains you’ve seen
  • Include dormers, porches and garages when you book

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Common questions in Woodcote Green

Does a conservation area affect roof work in Woodcote Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Woodcote Green?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you go up on the roof?

Only when it is safe. We also use views from the ground, windows and the roof space.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
