Clapham Junction Roof Survey

Roof survey in Clapham Junction
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are crumbling chimney pointing or cracked flaunching and standing water on a flat roof, across chimney stacks, clay and concrete tiles and the roof space.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Clapham Junction are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we cannot see
We only report what can be seen safely on the day, so there are some things a survey can’t cover:
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

- The roof space
- Lead flashings
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. London terraces rarely offer a view of the whole roof from one spot, so a visit in Clapham Junction moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

Advice
What a survey costs
Prices always include VAT. The things that change the price are:
- How many separate roofs there are, such as extensions, dormers and garages
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Roof area

Booking your survey
Getting the details right at the start saves time. It helps to include:

Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Roof surveys in Clapham Junction: local notes
Carlyle's House, about 1.4 miles north, is one of the historic houses in the wider area around Clapham Junction. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Christ Church CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Imperial Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Questions from Clapham Junction
Do you survey roofs for landlords with property near Clapham Junction station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is drone flying allowed in Clapham Junction?
That depends on where the roof is and on the weather. Clapham Junction is inside, or right on the edge of, the flight restriction zone around London Heliport in Battersea. Before any flight there, we ask the heliport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How long will you be at the property?
It usually takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Are you insured?
Our cover is professional indemnity plus public liability.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
What we look for on each type of roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. We note any lean or loose pots.
When to book a survey in Clapham Junction
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
It’s worth booking a survey if you’ve seen:
- Leaning or weathered chimney stacks
- Loose ridge or hip tiles
- Ponding, splits or blisters on flat roofs
- Leaking gutter joints and downpipes
If your home is one of the older ones in the streets near Clapham Welsh Presbyterian Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether VAT is added on top
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What exactly goes into their report
