Landlord roof survey in Chipstead

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access and we’ll say what we need when booking. Where we can’t get into part of the building, the report says so. Typical surveys look at standing water on a flat roof and slipped or missing slates and tiles, on shared roofs, rented houses and gutters and downpipes.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Chipstead, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

FAQs for Chipstead

Do you survey roofs for landlords with property near Chipstead station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Is parking a problem for a survey in Chipstead?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is Chipstead in your area?

Yes. Our area covers London and South East England, and that includes Chipstead.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates, but contractors can price from it.

How do I arrange a landlord roof survey in Chipstead?

Just phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Roofs, chimneys and gutters in Chipstead

Historic houses like Nonsuch Mansion, about 4.5 miles north-west, show how far back building in the area around Chipstead goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Chipstead is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For a London address like Chipstead, it is useful to know about controlled parking before the day. Homes near green spaces like Fames Rough can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. From the street, a London terrace typically shows only its front slope or parapet, so in Chipstead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Common roof problems in Chipstead

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Most people get in touch after spotting something like this:

  • Parapets and upstands in poor repair
  • Flashings that have come away
  • Missing or loose roof coverings
  • Ceiling stains reported by tenants

Take a building like Chipstead Valley Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • What happens after the report arrives
  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • What insurance they carry

What a good roof survey covers

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Book gutter clearing at least once a year
  • File each roof report for future reference
  • Keep the loft hatch clear and reachable
  • Get legal advice on lease responsibilities

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
