What a landlord roof survey looks like in Purley

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Addington Palace, about 3.6 miles north-east, show how far back building in the area around Purley goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Christ Church CofE Primary School (Purley), long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Dollypers Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Landlord roof survey in Purley: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a report with photographs to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey shared roofs, rented houses and gutters and downpipes, and people most often book us about gutters overflowing onto walls and standing water on a flat roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Purley has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Questions from Purley

Can parking be tricky for a visit in Purley?

It depends on the street. If Purley has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is my home in Purley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

Is Purley in your area?

Yes. We survey roofs in Purley and the rest of Greater London, as part of our work across London and South East England. To book, ring 07833 053749 or use the contact form.

What access do you need for a block roof survey?

It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We tell you what’s needed when booking.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

What a survey costs

When we price a survey, we consider:

  • Height and safe access
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Whether it’s a home or a commercial building

For a price for your roof in Purley, call 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.

What we need to know

If you can, have these to hand when you contact us:

  • Any deadline, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or send us an email.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Do not wait for a leak to survey the roof
  • Keep the loft hatch clear and reachable
  • Get legal advice on lease responsibilities
  • Have gutters and outlets cleared every year

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.

Why get it checked now?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Surveys seven days a week
  • Thermal imaging and drones used where they help
  • Plain-English reports with photos
  • Two decades and more of roof surveys

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Purley runs like any other.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street

Arrange a survey

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

When to book a survey in Purley

Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.

A survey makes sense if you’ve noticed:

  • Ceiling stains reported by tenants
  • Worn ridges, hips and verges
  • Choked outlets and gutters
  • Ponding or splits on flat roofs

If you own a rental within reach of Purley station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • Their drone registration, if they fly one
