Pre-purchase roof survey in Queen's Park: what you get

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. We survey flat-roofed extensions and dormers, clay and concrete tiles and natural slate, and common reasons people get in touch are blocked or leaking gutters and gaps where slates or tiles have come loose.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Queen's Park, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

What we are asked to look at in Queen's Park

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

These are some of the problems a survey can pick up:

  • Old water stains in the loft space
  • Bitumen or mortar used in place of proper repairs
  • Gaps where slates or tiles have come loose
  • Lead that has worked loose at a wall or chimney

Controlled parking zones are common in London, so mention any permit rules for Queen's Park, along with any off-street space.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • What follow-up you get after the report
  • When you’ll get the report
  • How much experience they have with roofs like yours

What a good roof survey covers

Roof by roof

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

FAQs for Queen's Park

Can parking be tricky for a visit in Queen's Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Queen's Park?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

How the survey works

After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. Surveys in Queen's Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Leave a clear route to the loft
  • Make sure pets are kept safely away
  • Jot down any questions you want answered

Useful tips for Queen's Park property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Check we will be able to get into the roof space
  • Ask for any paperwork for recent roof work
  • Notice patches of new decoration in top-floor rooms
  • Don’t leave it until just before exchange

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Queen's Park homes and their roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Queen's Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Queen's Park has a long history of building, with Winfield House about 1.7 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near West Kilburn Baptist Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Queens Park (London) station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the house (that’s a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Chimney stacks
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
