Pre-purchase roof survey in College Park

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. Typical surveys look at lead that has worked loose at a wall or chimney and gaps where slates or tiles have come loose, across flat-roofed extensions and dormers, the roof space and chimney stacks.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in College Park could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

FAQs for College Park

Can you fly a drone over a roof in College Park?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Is parking a problem for a survey in College Park?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

To price your survey accurately, we will ask about:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Dates you are working to, such as exchange

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in College Park runs like any other.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Check the loft hatch can be reached
  • Make a note of anything you’d like us to look at

When to book a survey in College Park

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

People typically book a survey after spotting something like this:

  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft
  • Slipped or missing slates and tiles
  • Sagging ridge lines or uneven roof slopes

Take an older house close to Saint Mark's: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking anyone

  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection

What to expect from a roof survey

Buying a home or a new roof in College Park

With Leighton House about 2.6 miles south-east, College Park sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Willesden Junction station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like College Park, it’s useful to know about controlled parking before the day, along with any off-street space.

How the survey changes by roof type

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.
