Different roofs, different checks

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Flat roofs on tall buildings

Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.

Drone roof survey in College Park: what you get

Drone roof surveys are available in College Park and throughout London and South East England, subject to airspace checks and the weather. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. You get a written report with close-up photos and recommendations. To ask whether a drone survey suits your roof, call 07833 053749 or use the contact form with the address. Common reasons to book are flashings that have come away and hidden gutters full of leaves, across fragile roofs, large and complex roofs and chimney stacks.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in College Park as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

College Park: your questions answered

Is my home in College Park listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around College Park?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

What does a roof survey cost?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

How long is the visit?

Most surveys take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. We will confirm the timing when booking.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Prices for drone roof surveys in College Park

Prices vary from roof to roof, and it comes down to:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Building height and the viewpoints available

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

There is no need for technical words. It is enough to let us know:

  • The address and postcode of the property
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or send us an email.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a house, including the airspace and weather checks before take-off. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in College Park runs like any other.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • Show us where any leaks or stains appear

Arrange a survey

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Advice

Signs you need a drone roof survey in College Park

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.

Here are some of the things we see often:

  • Flashings that have come away
  • Chimney tops in poor condition
  • Outlets choked with leaves and silt
  • Gaps where slates or tiles have gone

Leighton House, about 2.6 miles south-east, is one of the historic houses in the wider area around College Park. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

What a good roof survey covers

Flying and imaging in College Park

Every flight is checked against the Drone Safety Map first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you run a business near Westfield London, big, flat commercial roofs are where close-up aerial shots and thermal images help most. The streets around a church such as Saint Mark's are often among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Why get it checked now?

Close-up photos make conversations with roofers clearer. You can show exactly where the problem is, which helps when you ask for quotes. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before booking.
