Pre-purchase roof surveys in Childs Hill

Pre-purchase roof survey in Childs Hill: what you get

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. Typical surveys look at lead that has worked loose at a wall or chimney and old water stains in the roof space, across clay and concrete tiles, lead flashings and valleys and gutters and downpipes.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Childs Hill or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

In fairness, a roof survey has limits:

  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Chimney stacks

Why it is worth a survey now in Childs Hill

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Childs Hill: your questions answered

Is parking a problem for a survey in Childs Hill?

It depends on the street. If Childs Hill has controlled parking where you are, a visitor permit is the easiest answer.

How do I find out if my home in Childs Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Common roof problems in Childs Hill

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

It’s worth booking a survey if you’ve seen:

  • Standing water on a flat extension roof
  • Roof slopes that look uneven or sagging
  • Gutters that overflow or drip at the joints
  • Slipped or missing slates and tiles

If you let a flat or house near Cricklewood station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking any roof surveyor

  • What experience they bring
  • How soon the report will arrive
  • What the report includes, and whether it has photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Buying a home or a new roof in Childs Hill

Heath House, about 0.7 miles east, is one of the historic houses in the wider area around Childs Hill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

As a London address, Childs Hill can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. The streets around a church like All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Landlord and commercial surveys in Childs Hill

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Landlords, agents and building managers in Childs Hill and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

How we price pre-purchase roof surveys

All our prices include VAT. What changes the price is:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • The size of the roof
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to let us know when you get in touch

We’ll normally ask about:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, and more on a big or complicated roof. In Childs Hill, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Keep pets in another room
  • Leave side gates unlocked
