Local roofs in Horsell
The wider area around Horsell has a long history of building, with Botleys Mansion about 3.3 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Woking High School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Milford Green and Coxhill Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For landlords with property near Woking station, a dated record of the roof is useful when planning maintenance across a let.

How a landlord roof survey works in Horsell
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to keep maintenance plans current. Typical surveys look at loose ridge or hip tiles and cracked or lifting flashings, on flat roofs on blocks, shared roofs and rented houses.
Trees around homes in smaller places like Horsell drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Why it is worth a survey now in Horsell
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. On a bungalow or cottage around Horsell, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Before and after the survey
You do not need to be a roofer to help. What helps most:
- Keep roof outlets and gutters clear
- Ask residents to report damp straight away
- Get legal advice on lease responsibilities
- Keep roof surveys on a rolling plan
You receive a report with photographs and recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.
Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Horsell: your questions answered
Is my home in Horsell listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Horsell?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Can your report tell us who pays for the roof work?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
How much is a landlord roof survey?
Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, call 07833 053749 or drop us an email.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
For landlords and managing agents
Landlords and agents in Horsell book surveys as well as householders. A written report with photos gives you a clear record of the let or shared roof, which helps you plan work between tenancies.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
What happens on the day
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take an hour or two for a house, and longer for a block or a building with several roofs. In a smaller place like Horsell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.

What a landlord roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Walls, floors and services beyond the roof
- Legal advice on leases or service charges
- A full structural assessment of the building
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
What this survey covers
- Blocks of flats
- Flat roofs on blocks
- Gutters and downpipes
- Rented houses
- Converted houses
- Shared roofs
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
