Horsell Electronic Leak Detection
Electronic leak detection across Horsell, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Stains far from any visible defect
- Damage from equipment installers
- Leaks under green or ballasted roofs
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the flat roof membrane, useful for planning maintenance.
Electronic leak detection in Horsell
Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Any details of the build-up help because they show what’s under the surface. We will tell you if the roof can’t be tested. We are often asked to look into leaks through a flat roof with no obvious cause and holes around roof penetrations, across single-ply roofs, liquid-applied waterproofing and roof terraces and balconies.
Around a smaller place like Horsell, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let plenty of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. Some parts of a survey depend on the weather, so a visit to Horsell is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You let us know about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Getting ready for the survey
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with whoever owns or manages the building
Booking a survey
We confirm the price for your survey before booking, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, call 07833 053749 or drop us an email.

Checking the roof from ground level
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
What we look for on each type of roof
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.
Flat and commercial roofs around Horsell
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Botleys Mansion about 3.3 miles north, Horsell sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Woking High School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for instance near The Peacocks, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

It is a careful look at the flat roof membrane, not the whole story. Its limits include:
- Some conductive membranes
- Areas we can’t reach or that cannot be tested
- How wet the insulation is

FAQs for Horsell
Is Horsell in the area you cover?
Yes, Horsell is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you cover smaller places like Horsell?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you repair the leak?
No, our part is finding the breaches. The report gives your roofer the locations.
How do you choose the testing method?
It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.
What is electronic leak detection?
A sound membrane blocks the test current, so wherever there’s a hole, it passes through. That is how we locate breaches you cannot see.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Prices for electronic leak detection in Horsell
Not every roof costs the same to survey, for these reasons:
- Building height and the viewpoints available
- How many separate roofs there are, like extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
For a price for your roof in Horsell, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:
- The kind of building and roof involved
- What’s prompted the survey
- Any photos you have, taken from the ground or a window
- The address and postcode of the property
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.
