How a thermal roof survey works in Westfield

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, flat roofs and ceilings below the roof, and people most often book us about thin or uneven insulation in the roof and patches of heat loss across the roof.

Around Westfield, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

How it works

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it usually takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Westfield is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared
  • Jot down any questions you want answered

FAQs for Westfield

Is my home in Westfield listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Westfield?

Yes, Westfield is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Will you walk on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. On a bungalow or cottage around Westfield, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Landlords, agents and block managers in Westfield

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

What a thermal roof survey does not cover

It helps to know what a survey will not do before you book:

  • A structural engineer’s assessment
  • Proving moisture from the images alone
  • Insulation values or heat loss calculations

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

Airspace, weather and Westfield roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Clandon Park lies about 4.1 miles south-east, so building around Westfield goes back a long way. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. For businesses in and around places like The Peacocks, large commercial roofs are often easiest to see from above or with a thermal imager. For site and facilities teams at buildings such as Westfield Primary School, big roofs are where photos from the air and thermal images show the most at once.

DIY checks: what’s safe

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Useful tips for Westfield property owners

Small things make a difference. Our tips:

  • Remember the conditions on the day affect the results
  • Clear leaves from outlets and gutters each autumn
  • Move stored items away from the loft hatch
  • Don’t switch the heating off ahead of the visit

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
