Thermal roof survey in Mimbridge: what you get
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. Common reasons to book are damp around roof outlets and upstands and thin or uneven insulation in the roof, across commercial roofs, loft conversions and flat roofs.
Some older homes in villages like Mimbridge are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

When you need someone else
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- What’s inside walls or under coverings, without opening up
- An energy rating for the building
- Confirming water without moisture readings
If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and doesn’t.
What this survey covers
- Commercial roofs
- Flat roofs
- Pitched roof slopes
- Insulated roof spaces
- Ceilings below the roof
- Loft conversions
Mimbridge questions
Is my home in Mimbridge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Mimbridge?
Yes. Mimbridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
What happens next?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does the report include photos?
Yes. The report includes photographs of what we found.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What does a thermal roof survey show?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.
Prices for thermal roof surveys in Mimbridge
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- Which survey package you book
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.
What to tell us when you contact us
If you can, have these to hand when you get in touch:
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
- The kind of building and roof involved
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about one to two hours on an ordinary house, and longer for a large or complex roof. Somewhere like Mimbridge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Note where any stains or damp appear
- Check pets are kept safely away
- If it isn’t your property yet, arrange access through the agent

Flying and imaging in Mimbridge
Fairoaks Airport is about 2 miles from Mimbridge. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Historic houses such as Botleys Mansion, about 3.1 miles north-east, show how far back building around Mimbridge goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. Take an older house close to Church of St Lawrence: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Let us know where and when you’ve seen damp or stains
- Keep outlets and gutters clear to stop water sitting
- Check from ground level or a window, never by climbing
- Remember the conditions on the day affect the results
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

When to book a survey in Mimbridge
Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
Things that often lead to a survey include:
- Damp where roofs meet walls and chimneys
- Moisture around outlets and upstands
- Areas of a flat roof that may hold water
- Missing or slipped insulation
Shop and office owners around The Peacocks may find that a commercial roof can be photographed from above without anyone walking on it.
Before booking any roof surveyor
- How much experience they have with roofs like yours
- Whether they hold professional indemnity and public liability insurance
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether you can ask questions once you have the report
What happens if roof problems are left?
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Older and listed buildings around Mimbridge may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
