Drone roof surveys in St John's

What happens on the day

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around St John's, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the loft space where it’s safe.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Jot down any questions you want answered

Drone roof survey in St John's

Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photographs. If you’ve noticed outlets choked with leaves and silt and ponding and splits on a high flat roof, we can find out what’s behind it.

Older cottages and houses around St John's may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

St John's questions

Do you cover smaller places like St John's?

Yes. St John's is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is drone flying allowed in St John's?

Usually it comes down to two things: the airspace at the address and the weather. Fairoaks Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying.

What do I do with the report?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When to book a survey in St John's

Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years, which is why owners turn to a drone.

People typically book a survey when they’ve noticed something like this:

  • Eroded pointing on a chimney stack
  • Ponding and splits on a high flat roof
  • Loose ridge and hip tiles
  • Slates or tiles shifted by high winds

For an older house near a landmark such as St John's Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before you book anyone

  • Their report turnaround times
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Flying and imaging in St John's

Fairoaks Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

If you look after a building such as The Winston Churchill School A Specialist Sports College, a view from above covers a wide roof far faster than walking it. If you run a business near The Peacocks, large commercial roofs are often easiest to see from above or with a thermal imager.

Different roofs, different checks

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

What happens if roof problems are left?

Photographing a roof from the air does not touch it. Nothing is cracked or dislodged by footsteps, so the survey doesn’t create new problems. Homes in smaller places like St John's can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
