What we look for on each type of roof

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs as far as can be seen safely.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it’s visible.

How new roof snagging works in Rowly

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it is worth raising early. We record what we see. If you’ve noticed verge tiles or slates not secured and flashings not properly dressed or fixed, we can find out what’s behind it.

Somewhere as small as Rowly, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

Rowly homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Rowly has a long history of building, with Chilworth Manor about 4.3 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Chilworth station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How it works

After the inspection, everything we found is written up as a report with photographs. On timing, it normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Rowly, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Advice

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Height and safe access
  • House, block, shop or office
  • How many separate roofs there are, like extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • The style of property, from a terrace to a block
  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • When you need the report by

We confirm the price for your survey before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

FAQs for Rowly

Does a conservation area affect roof work in Rowly?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Rowly within the area you cover?

Yes, Rowly is on our map. Villages and rural addresses get the same survey as a town house.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Will you check every nail and clip?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

When you need someone else

To be straight with you, a roof survey has limits:

  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings
  • Details hidden from sight
