Old Dean homes and their roofs
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building such as Collingwood College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Poors Allotment shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. The streets around a church such as St Martin's Church are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

About our landlord roof survey in Old Dean
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told beforehand. You or your agent arrange access and we will say what we need when booking. Any part we couldn’t reach is noted in the report. We survey shared roofs, rented houses and flat roofs on blocks, and people most often book us about gutters overflowing onto walls and gaps where tiles or slates have slipped.
Trees around homes in smaller places like Old Dean drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Where we cannot see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Roof by roof
Roof spaces and lofts
The roof space shows a lot about a roof’s condition. We check it where there’s safe access, looking for staining, damp and daylight.
Flat roofs on blocks and rear additions
Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Asbestos testing of roof sheets or soffits
- Areas behind locked flats or blocked hatches
- Legal advice on leases or service charges
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.
What this survey covers
- Converted houses
- Rented houses
- Gutters and downpipes
- Flat roofs on blocks
- Shared roofs
- Blocks of flats
What else we do in Old Dean
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Homes around Old Dean often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you ahead of time.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
How to prepare
- Show us where any leaks or stains appear
- For flats, check roof access has been agreed
- Buyers: confirm access with the estate agent or seller

Advice
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What a survey costs
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- How big the roof is
- How many separate roofs there are, such as extensions, dormers and garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Booking your survey
Here’s what helps us most when you get in touch:
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- Any deadline, like an exchange date
- Access details, such as a loft hatch or a shared roof
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
Old Dean: your questions answered
Is Old Dean within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Old Dean listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What does a block roof survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs. Just call 07833 053749 or email us for a price.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
How long does a landlord roof survey take?
A visit usually takes about one to two hours for a house, and longer for a block or a building with several roofs. We’ll give you an idea as you book.
What happens if roof problems are left?
A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. In an older home around Old Dean, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
