Landlord roof surveys for homes and businesses in Abbotswood

Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe viewpoint including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’re worried about blocked gutters over flats and ceiling stains reported by tenants, we can find out what’s behind it, whatever the roof.

Around Abbotswood, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof often fail before good slates or tiles do.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Why it is worth a survey now in Abbotswood

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. On a bungalow or cottage around Abbotswood, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours on an ordinary house, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to Abbotswood is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Find any records of previous roof work
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed

Local roofs in Abbotswood

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 0.7 miles south-west lies Guildford Castle, a reminder of how long the area around Abbotswood has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Lanesborough School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces like Stoke Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Common questions in Abbotswood

Is Abbotswood within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Abbotswood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you advise on who is responsible under the lease?

No. Who pays is typically set by the lease and we do not give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.

Do you need access to all the flats?

It depends on the building. Frequently we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed as you book.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or use the contact form.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or email us.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Tell tenants when we’re coming
  • File each roof report for future reference
  • Don’t wait for a leak to survey the roof
  • Book gutter clearing at least once a year

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
