Landlord roof surveys for homes and businesses in Artington

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told in advance. Your agent or you arrange access, and we confirm what we need when you book. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, flat roofs on blocks and rented houses, and the problems we are asked to look at most are worn ridges, hips and verges and damaged party-wall upstands or parapets.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, or half a day or so for a commercial building. For a village or hamlet like Artington, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • Point out any leaks or damp patches
  • Keep pets in another room
  • Have keys ready for side gates, garages or roof access doors

Advice

Artington: your questions answered

Can a landlord with a rental near Shalford station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Artington is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you work in Artington?

Yes. We survey roofs in Artington and the rest of Surrey, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.

Landlord roof surveys around Artington

The wider area around Artington has a long history of building, with Guildford Castle about 1.1 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Shalford Infant School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Shalford Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Different roofs, different checks

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

What we cannot see

To be straight with you, a roof survey has limits:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • A full building survey of every part of the property

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Converted houses

Leave it or get it looked at?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. Older cottages and farmhouses around Artington can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

What we are asked to look at in Artington

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Here are some of the things we see often:

  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Slipped or missing slates and tiles
  • Mortar falling from ridges and verges

Landlords with a home close to Shalford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book anyone

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • Whether the roof space is looked at, where there is one
  • What the survey will not cover

What to expect from a roof survey

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
