Roofs, chimneys and gutters in Pitch Place

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Witley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as The Flashes can get more leaves in their gutters in autumn.

Landlord roof survey in Pitch Place: what you get

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey blocks of flats, converted houses and gutters and downpipes, and common reasons people get in touch are leaking joints at party walls and splits and blisters in flat roof coverings.

In a small place like Pitch Place, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What a landlord roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Legal advice on leases or service charges
  • Areas behind locked flats or blocked hatches
  • A full structural assessment of the building

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Pitch Place: your questions answered

Can a landlord with a rental near Witley station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover smaller places like Pitch Place?

Yes, Pitch Place is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

What happens if roof problems are left?

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. Where a roof is exposed, as many are in small places like Pitch Place, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

How it works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Pitch Place, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

How the survey changes by roof type

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.
