Landlord roof surveys in Green Cross

What affects the cost of landlord roof surveys

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • Roof area

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, like pitched or flat
  • When you need the report by
  • Any photos you have, taken from the ground or a window

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

How a landlord roof survey works in Green Cross

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey gutters and downpipes, converted houses and shared roofs, and common reasons people get in touch are loose ridge or hip tiles and missing or loose roof coverings.

Somewhere as small as Green Cross, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

Landlords, agents and block managers in Green Cross

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.

Landlord roof surveys around Green Cross

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you live near a park such as The Flashes, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as St John's CofE Aided Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.
