Do you need a roof leak investigation in Pitch Place?

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

People normally book a survey after spotting one of these:

  • Leaks at a dormer or roof window
  • Ceiling stains that grow after rain
  • Water that shows only in certain storms
  • Leaks below a flat extension roof

If you live near a park such as The Flashes, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • Their insurance cover
  • Which viewpoints they use to see the roof
  • How much experience they have with roofs like yours

What’s in a roof survey

Roof leak investigation in Pitch Place: what you get

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. We are often asked to look into condensation that looks like a leak and damp patches next to the stack, across valleys and parapet gutters, chimney stacks and rooflights and dormers.

For a small place like Pitch Place, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Protect furniture and flooring under the leak
  • Note the weather when the leak shows
  • Mention any plumbing above the damp area
  • Don’t climb onto the roof to look

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Older roofs in small places like Pitch Place can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Plumbing leaks that look like roof leaks
  • Carrying out the fix
  • Whether rotten timbers meet design loads

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

What we check

Your questions about roof leak investigations in Pitch Place

Is my home in Pitch Place listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Pitch Place in the area you cover?

Yes, Pitch Place is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How do you tell a leak from condensation?

It’s a common question. A leak usually shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Can you find a leak when it is not raining?

Often, yes. Stains, tide marks, damp timbers and moisture readings normally point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

What will the report tell me?

A photo-illustrated written report, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What a roof leak investigation looks like in Pitch Place

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Witley station, a tenant living with a leak needs the cause found, not just the stain painted over. If your house is among the older ones in the streets near Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
