About our roof survey in Pitch Place

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at slates or tiles that have slipped or broken and flashings that have come away from the wall, across clay and concrete tiles, ridges, hips and valleys and chimney stacks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What a roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • A full building survey of the property
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys

Prices for roof surveys in Pitch Place

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Roof area

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Getting in touch

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block

A quick phone call is typically the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Pitch Place can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

Arrange a survey

Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Roof surveys in Pitch Place: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Witley station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as The Flashes can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. The streets around a church such as Church of St Michael and All Angels are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Pitch Place

Does a conservation area affect roof work in Pitch Place?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Pitch Place within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you tell me how long my roof will last?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Do you test for asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Surveys for landlords and agents in Pitch Place

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Let us know about any leaks or stains you’ve seen
  • Leave roof access to professionals
  • File the report with your home documents
  • Take photos of any leaks as they happen

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
