Common questions in Green Cross

Is my home in Green Cross listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Haslemere station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How a roof survey works in Green Cross

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We’re often asked to look into ridge tiles that have lifted or moved and leaning or weathered chimney stacks, across lead flashings, ridges, hips and valleys and the roof space.

Somewhere as small as Green Cross, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Do you need a roof survey in Green Cross?

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

A survey makes sense if you’ve noticed:

  • Flashings that have come away from the wall
  • Worn or blocked valleys
  • Crumbling chimney pointing or cracked flaunching
  • Leaking gutter joints and downpipes

If you look after a building like St John's CofE Aided Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • How long they’ve been surveying roofs
  • Their insurance cover

What a good roof survey covers

Roof surveys in Green Cross: local notes

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Living close to The Flashes is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to St John the Evangelist: its chimney, valleys and lead work are likely to be the parts that need attention first.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, though large, tall or awkward roofs take more time. Around Green Cross, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A structural engineer’s report
  • A full building survey of the property
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • The roof space

Different roofs, different checks

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.

Useful tips for Green Cross property owners

You do not need to be a roofer to help. What helps most:

  • Hold on to the report for future surveys
  • Stay off ladders and the roof
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
