Common questions in Churt

Does a conservation area affect roof work in Churt?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Churt?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does a roof survey take?

On site, it normally takes about one to two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Roof survey in Churt

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey natural slate, flat roofs and lead flashings, and the problems we’re asked to look at most are slipped, cracked or missing slates and tiles and crumbling chimney pointing or cracked flaunching.

Somewhere as small as Churt, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Natural slate
  • The roof space
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks

How it works

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Churt, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent
  • Tell us about any leaks, stains or damp patches you know of

Advice

Churt homes and their roofs

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Haslemere station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like St John's CofE Aided Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why get it checked now?

By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. For an older or listed building in a place like Churt, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Gather any paperwork for past roof work
  • Make sure we can open the loft hatch
  • Look for debris in the garden after high winds
  • Do not climb onto the roof yourself

Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
