What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Chimney stacks

Drone roof survey in Churt: what you get

Prices start from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. If you’re worried about slipped or missing slates on a high roof and damage after a storm that can’t be seen from below, a survey will tell you what’s going on, on flat roofs on upper floors, fragile roofs and tall and steep roofs alike.

Villages like Churt often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Common questions in Churt

Can you fly a drone over a roof in Churt?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Is Churt within the area you cover?

Yes, Churt is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How much is a survey?

Our price is from £400, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or send us an email.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Drone roof surveys in Churt: local notes

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

If you live in an older home near St John the Evangelist, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps. If you look after a building such as St John's CofE Aided Infant School, big roofs are where close-up aerial shots and thermal images show the most at once.

Leave it or get it looked at?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. In a place like Churt, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at a house, including the airspace and weather checks before take-off. Older rural homes like those around Churt can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it’s checked too.
  5. Everything is written up, with the aerial photos and our advice.

Related advice

What we look for on each type of roof

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Be ready to move the date if the weather turns
  • Let us know about any leaks or concerns
  • Let us know the exact address as you book
  • Check the loft can be reached

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year, and whether work has done its job.

Keep the roof space ventilated. Poor airflow lets condensation build up, and it is something only an inside check will show. Make sure insulation does not block the airflow.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
