Buying a home or a new roof in Churt
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you let a flat or house near Haslemere station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How a pre-purchase roof survey works in Churt
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. You get a written report with photos. We survey gutters and downpipes, clay and concrete tiles and chimney stacks, and common reasons people get in touch are patch repairs that may hide an ongoing problem and blocked or leaking gutters.
Some older homes in villages like Churt are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

- Whether the price should change, which is between you and the seller
- Walls, floors, services and rooms below the roof

How it works
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. You’re welcome to ask questions while we’re there. Rural addresses near Churt can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Let us know about any leaks, stains or damp patches you know of
- Make sure the loft hatch can be reached

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Give your solicitor a copy of the report
- Arrange the survey as soon as your offer is agreed
- Look for fresh paint on upstairs ceilings at viewings
- Ask whether there are papers for past roof work
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
When to book a survey in Churt
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
Signs worth acting on include:
- Slates or tiles that have slipped or gone
- Flashings that have lifted or split
- Blistered or split felt on a flat roof
- Gutters choked with leaves and moss
The streets around a church like St John the Evangelist are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
Choosing a roof surveyor
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Are they insured for the work?
- Whether the roof space is looked at, where there is one
Churt questions
Is Churt in the area you cover?
Yes, Churt is one of the places we work. The survey and report are the same in Churt as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Churt?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.
What’s the best way to book?
Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you go up on the roof?
Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
