Local roofs and buyers in Whitmoor Vale
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you let a flat or house near Haslemere station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Pre-purchase roof survey in Whitmoor Vale
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. You get a photo-illustrated written report. Typical surveys look at old water stains in the roof space and gaps where slates or tiles have come loose, on flat-roofed extensions and dormers, chimney stacks and natural slate.
In a village or hamlet like Whitmoor Vale, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
When to book a survey in Whitmoor Vale
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. We note what we see so you can ask about it.
A survey makes sense if you’ve noticed:
- Slates or tiles that have slipped or gone
- Roof slopes that look uneven or sagging
- Standing water on a flat extension roof
- Blocked or leaking gutters
The streets around a church such as Church of St Luke are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book anyone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which viewpoints they use to see the roof
- Whether the loft is part of the inspection
- Whether you get a written report with photos
Surveys for landlords and agents in Whitmoor Vale
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Pass the findings to your conveyancer
- Request records of any re-roofing
- Book once your offer is accepted
- Ask the seller about past roof repairs
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.
After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.
Common questions in Whitmoor Vale
Is Whitmoor Vale within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Whitmoor Vale?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you need access inside the house?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
What we cannot see
In fairness, there are limits to any roof survey:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- The condition of the rest of the house (that’s a RICS home survey)
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and does not.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Whitmoor Vale, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
